Profits in Foreclosure: Is there Really One?

Profit from foreclosure properties is possible. Many investors are flocking in auctions to invest on affordable properties. However, one thing you should know is that this opportunity is not only for them. It is also for you. For someone, who wants to use his or her money and make it grow, you can add this one thing on your investment portfolio. There is no formal education to gain profit in this venture. All you need is strategy. 

The question is, "what can I do with the properties I acquire?" You can do various things with them. You can flip and sell the property or you can lease/rent it. But before you put it in the market, you may be required to do certain things with the property. Part of your investment is fixing the place up and advertising them. This will be an added cost but when done right, you could actually gain much from your business transactions. 

However, that part is just a piece of cake. The most challenging part in selling foreclosure-acquired properties is the acquisition. Yes, the purchase prices for foreclosed properties are extremely low (as in super basement prices). However, you have to bid against hungry investors, who have readily available cash to spend. But you shouldn't be intimidated. Just like you, they also have boundaries in their investment and they are aware of how difficult the real estate market is. You can have a chance against them without overbidding or getting caught up on bidding wars. All you need to do is be armed. 

Arming yourself means enriching one with knowledge about the property. The key is research. Once you received the brochure or information package about the property, start doing comparison of similar homes. The internet is a very helpful tool, so make use of them. This way, you know the hi's and lo's of what you can bid. This also helps you ensure the bid you make does not exceed the true market value of the property. If you overbid, you may have a hard time selling the investment property and worse, you may also have a hard time paying for it. So stay with what you can afford. 

Why is it important not to overbid just to make profits? The answer to that is simple. You want to have low capital and high profit. Even if you acquired the property at a low price, you can always sell them up to their market value. If you get lucky and if the property is upgraded, you can even sell them for more. The more margin you have, the more money you get. 

Is there profit in foreclosure properties? Yes there is. If from the start, you did your math pretty well and you stick with strategizing, there will always be a gain. You also have to do well in selecting the properties you acquire. You have to filter them. Go for properties with good locations because they are always a market favorite. One thing though, when you select the property to acquire, just do a conservative assumption on the condition of the property. Don't expect they will be in good shape. Include this in your risk assessment and costing. This way, there will be no surprises as to cost and you will be prepared for them.
